Representation for New York buyers, sellers and owners in co-op and condominium transactions, board approvals, offering plans and governance disputes.
The short version
In a co-op or condo, you are buying into a building and its rules, not just an apartment.
A co-op buyer acquires shares in the corporation that owns the building and receives a proprietary lease, and the board has broad, discretionary approval authority. A condo buyer receives a deed and an undivided interest in the common elements, with fewer transfer restrictions but still subject to bylaws and board oversight.
We review the building's finances and governing documents before you commit, then stay available for the questions that come with ownership.
